We provide private money Construction loans for all property types. Our construction loans include new construction, fix and flip, renovation or remodel, spec construction, home construction, commercial construction and land development. Our expertise is such that we can even lend on properties where the construction has already begun (broken-priority situations). We work with general contractors as well as owner-builders. Having a general contractor is not a requirement for our construction loans.
Vacant Lot and Land loans can be hard to find in today’s lending environment. Our private money, otherwise known as hard money, real estate loan products are designed to meet the needs of clients who do not qualify for more traditional real estate lending products. All our private money mortgage products feature flexible underwriting with no minimum credit score requirements and can overlook past credit issues such as short sales, foreclosures and even a recent bankruptcy. Our real estate loans have no pre-set debt-to-income ratios and consider all sources of income, whether or not they appear on the bottom line of a tax return. Our down-payment criteria for our hard money loans is flexible too. We allow gifted funds, subordinated seller carrybacks and can cross-collateralize our real estate loans with other real estate our clients own to pull cash out towards the down payment on a new purchase. Our loan terms range from short term bridge loans to longer term, fully amortized loans, depending on the situation.
